We are the only London-wide NHS Trust and are at the frontline of the NHS in the capital. We serve an area of approximately 620 square miles. Broadly speaking, this is the whole area within the M25.
We have two main functions - the provision of an Accident and Emergency service to respond to 999 calls and our Patient Transport Service, which performs an important role in taking patients to and from their hospital appointments.
In addition, we also manage the Emergency Bed Service, which co-ordinates registers of specialised care facilities available across London, along with some national monitoring services.

We are the busiest emergency ambulance service in the UK serving one of the world’s most dynamic and diverse cities. We provide emergency and urgent healthcare that is free to patients at the time they receive it.
We are the only NHS provider trust to serve the whole of London and the nine million people who live in, work in or visit the city. We cover an area of 620sq miles and have more than 8,000 people who work or volunteer for us – rising to 10,000 when including bank staff and students.
We answer around two million 999 calls a year and our crews attend more than 3000 emergencies a day. Our 24-hour 111 integrated urgent care services London answer around two million calls a year.

Our main role is to respond to emergency 999 calls, providing medical care to patients across the capital, 24-hours a day, 365 days a year. Other services we offer include providing pre-arranged patient transport and finding hospital beds. Working with the police and the fire service, we are prepared for dealing with large-scale or major incidents in the capital.

- The post holder for this role will be responsible for providing high-standard specialist cleaning services and maintenance tasks across the Estate’s premises.
- Extensive experience in the care and maintenance of machinery and different building fabrics is required with the ability to work independently without regular supervision. This role is crucial in maintaining a hygienic, safe, and welcoming environment for staff and contractors, directly contributing to health and safety standards. The operative must exhibit a high degree of responsibility, attention to detail, and commitment to healthcare
excellence. - To participate in the "on-call" rota and be prepared to cover others for sickness, leave or other absence, and be available to work overtime, sometimes at short notice (if available to do so) to meet the needs of the Trust.
- To use all relevant hand and power tools and equipment in a safe and proper manner and maintain equipment in a safe condition.

- Develop and maintain effective working relationships with managers, colleagues, trades staff, administration, contractors and trust wide service users.
- Provide managerial, technical and operational advisory support to the maintenance staff and contractors to the Trust.
- Provide operational advisory support to Trust staff and managers to ensure compliance with all safety standards and procedures.
- To be responsible for the supervision of the Trusts directly employed maintenance workforce
- The role will require excellent communication skills and the need to liaise with work colleagues and on-site management to understand and communicate technical issues relating to complex engineering plant and equipment and to inform of safety requirements,
with the ability to respond dynamically and update as events change. - Interpret complex technical drawings and specifications, produce technical assessments and options for a range of engineering related issues.
- Liaise with estates service desk regarding plant or equipment failure and to request in writing the supply of goods and/or services with reference to manufacturers manuals etc. Maintain stock levels for spares and equipment.
- Advise the Estates on-call Manager on maintenance issues as required outside of normal office hours.
- The post holder will be required to use the Estates & Facilities helpdesk portal Invida to update detailed work and maintenance records for each work docket on electronic devices.
- Report any safety deficiencies, incidents, near misses, and environmental incidents to your line manager and Datix.
- Ensure that areas are properly secured when moving around the site and any breaches of security are reported.
- Report immediately any defects of equipment, furniture and fittings, or electrical and gas appliances.
- Address and resolve any cleaning issues or complaints.
- Notify management of any issues that may affect the ability to carry out works or cleaning to the sites.
- Carry out maintenance repairs and installations and periodical cleaning duties in accordance with training, relevant RAMS and COSHH as required.
- Responsible for general mechanical work as part of a small team of directly employed maintenance staff using appropriate tools and equipment as required.
- Have an understanding of building service and systems. To be able to recognise danger and work without causing danger to others.
- Carry out routine checks of equipment including PA testing.
- Rapidly and accurately analyse complex safety situations with a range of options.
- Refer to and be able to understand all Engineering/Technical drawings, specifications, and technical manuals.
- Analyse, diagnose and repair complex faults on plant, equipment for both electrical and mechanical services.
- This involves using own initiative to determine the most effective solution to fault find and problem solve technical issues as required.
- The post holder will be required to plan complex tasks throughout the day and make adjustments dynamically to ensure no interruption to the smooth running of the station or interference to staff. There will be a requirement to organise staff with multiple activities and different machinery in operation simultaneously. This will include the need to carry out specialist IT cleaning in data centres and active EOC areas, coordinating activities with other professionals to allow continuity of service, adapting to urgent requirements as necessary.
- Ensure the team is working efficiently, planning workloads and task specific part / materials are made available. Manage, supervise, and develop maintenance and cleaning operatives, Estate Support Workers and assess/evaluate the quality of work.
- Ability to regularly allocate or reallocate work to staff depending on the situation or the changing requirements of the environment / others’ work activities or priorities.
- Provide and receive technical guidance, support and assistance in the repair and maintenance of both electrical and mechanical faults on multi-faceted equipment as appropriate.
- Manage inventory of cleaning supplies and equipment, ensuring adequate stock levels, informing your line manager if supplies are running low. Ensure the team is working efficiently, planning workloads, and making task-specific parts/materials available.
- Undertake inspections for pre-installations and investigate services which may be required for new equipment and carry out minor installation improvement works.
- Assist with, and support the Trusts Engineering Managers in project work, new equipment testing and commissioning, specifications, surveys, costing and other similar duties. Understand the workings of mechanical, electrical, and plumbing infrastructure systems within all Trust properties.

- Responsible for training less experienced maintenance staff in using complex engineering plant and equipment.
- Responsible for attending supervisory meetings as directed by your line manager.
- Respond to and liaise with other members of the Trust's staff who request assistance.
- Responsible for submitting frequent detailed reports using a variety of software packages.
- Responsible for updating PPM records.
- Reports all incidents using the DATIX system involving incidents, accidents and near misses related to own area of responsibility.
- Keep plans, electronic and hard copy records, spreadsheet statistical data and ensure such records etc. are correct, updated and revised as necessary.
- Carry out planned preventative maintenance audits once weekly and inspections in accordance with Trust procedures and schedules.
- Ensure statutory compliance testing and Planned Preventative Maintenance on engineering plant and equipment is completed across all Trust sites.
- The post holder will be adept in problem solving technical issues and diagnosing fault with machinery with full awareness for safety.
- This position will require you to work and travel between various sites across London.
- Daily schedules will be supplied by management, but the role requires the necessity to work independently without regular supervision.
- Identify and prioritise own work load and that of others when appropriate.
- The role will include frequent lifting of heavy machinery, including on and off vehicles as well as removal and replacement of furniture in order to thoroughly clean rooms.
- Execute specialist cleaning tasks, including carpet cleaning, hard floor stripping, polishing, garage high-level and floor cleaning, workshop cleaning.
- The role will include accessing restrictive areas including basements.
- Requires consistent concentration particularly when working with power tools / when working at high level and in high traffic areas.
- The role requires frequent concentration to diagnose complex plant / machinery faults and the adaptability to respond to frequent interruptions and deal with unplanned maintenance issues.
- Follow scheduled cleaning plans, adapting to urgent requirements as necessary.
- Responsible for dealing with hazardous waste cleaning such as sewage, mould, pigeon guano, oil / chemical spills etc. using appropriate techniques and equipment as trained.
- Work may involve working in dark / confined spaces.
- Carry out water flushing of low use outlets and submit recordings for L8 regulations
- Required to drive appropriate Trust vehicles for transporting personnel or equipment.
- Ensure that Risk Assessments and the use of operational procedures are understood, actioned, and observed by all maintenance staff.
- Through the use of Risk Assessments and Maintenance records ensure that all maintenance and minor works comply fully with statutory and other regulations.
- Be fully conversant with all Trust policies and procedures including:- Fire Safety, Infection Control, Health & Safety at Work Act, COSHH Regulations and Manual Handling guidance and safe systems of work.
- Working safely using correct warning signs, protective clothing and safety equipment, being aware of hazards to other building users.
- Compliance with Health and Safety practices of the site.
- Any other task, as directed by your line manager, building manager or senior staff, commensurate with the role.

In addition to the basic salary for all Agenda for Change posts, London Ambulance Service NHS Trust in line with the NHS Agenda for Change provides 15% or 20% High Cost Area Supplement (HCAS) dependant on the location of your role. The supplement is subject to minimum and maximum payment.
High Cost Area Supplement (HCAS) for part time employee will be based on the part time salary.
