One LSC is a new collaborative partnership shared service formed by the five NHS Trusts serving the Lancashire and South Cumbria population of 1.8 million people. We are a shared service run by the NHS, for the NHS and are hosted by East Lancashire Hospitals NHS Trust on behalf of the partner Trusts of the Lancashire and South Cumbria system.
One LSC stands for ‘One Lancashire and South Cumbria’ and reflects the Lancashire and South Cumbria System ambition to have one team serving Lancashire and South Cumbria in a joined-up way. It is jointly run by the five Trusts as a collaborative partnership.

Be part of a friendly and dedicated operational Estates Team, managing and maintaining the Trusts Engineering and Building Infrastructure throughout Lancashire Teaching Hospitals.
We are seeking a highly motivated, appropriately skilled, reliable and enthusiastic Maintenance Manager who will provide hands on approach and supervision of the maintenance teams (Engineering/Building) on site at Royal Preston Hospital
Someone who can have an open, creative, and active role at keeping the services infrastructure ticking over, and who has the necessary experience of an engineering background, either in electrical or mechanical services or both.

You will be responsible for first line management and the supervision of the Trust’s directly employed maintenance workforce and assist with individual performance reviews. Ensuring the team is working efficiently, planning workloads, ensuring materials available to complete the tasks.
You will also be required to assist the Estates Engineering & Building Managers in the day-to-day operational management of Trust premises maintaining the highest standard of patient and staff environment the improvement of all buildings, systems, plant and equipment including grounds maintenance.

· Develop and maintain effective working relationships with managers, colleagues, trades staff, administration, contractors and trust wide service users.
· Provide managerial, technical and operational advisory support to the maintenance staff and contractors to the Trust.
· Provide operational advisory support to Trust staff and managers to ensure compliance with all safety standards and procedures.
· To be responsible for the supervision of the Trust’s directly employed maintenance workforce.
· Ensuring the team is working efficiently, planning workloads and task specific part / materials are made available.
· Manage, supervise, and develop Multi-skilled Maintenance Craft workers, Estate Support Workers and assess/evaluate the quality of work. You shall also support the provision of professional management/supervision, induction and training of new starters, apprentices and Maintenance staff as part of a personal development programme.
· To use and monitor I.T repairs and maintenance management system (FM First) to provide accurate information on the maintenance functions.
· Re-schedule and reallocate work priorities at short notice to meet the changing needs of the Trust.
· Respond to and liaise with other members of the Trust’s staff who request assistance.
· Liaise with Wards and Departments to ensure requested work is specified correctly to meet the users’ needs, provided efficiently and completed within the agreed priority response periods. This applies to all work requests including patient critical specialist engineering plant, equipment and building services.
· Liaise with Senior Estates Officer regarding plant or equipment failure and to request in writing the supply of goods and/or services with reference to manufacturers manuals etc. Maintain stock levels for spares and equipment.
· Advise the Senior Estates Officer and/or Senior Hospital Staff (Duty Manager on call/Directorate Managers) on maintenance issues as required outside of normal office hours.
· You will be required to make yourself aware of your responsibilities for Infection Prevention and Control. Co-operate with the trust in ensuring that all infection prevention and control policies and procedures are complied with.
· Ensure statutory compliance testing and Planned Preventative Maintenance on engineering plant and equipment is completed (i.e., decontamination, HVAC, BMS, Medical Gas systems, water treatment plant) across all Trust sites.
· Refer to and be able to understand all Engineering/Technical drawings, specifications, and technical manuals.
· Assist in commissioning of services, plant, and equipment.
· Be conversant with current legislation and guidance specific to engineering services; Decontamination, Electrical, HVAC, Medical Gases, Building Management Systems, water systems.
· Understand the workings of mechanical, electrical, and plumbing infrastructure systems within all Trust properties. To pass on knowledge to others.
· Ensure the preventative maintenance of hydraulic, pneumatic and vacuum systems, pipe medical gases, and medical air plant are carried out as per guidance.
· Ensure the preventative maintenance for the control of legionella in water systems are carried out as per guidance.
· Supervise the operation of permit to work systems for engineering/building areas i.e. confined spaces, decontamination, medical gases, hot works etc.
· Be prepared to work in hazardous areas, confined spaces and on contaminated equipment taking all safety measures to prevent danger, avoid injury and prevent damage to equipment in accordance with Trust policy and safe working procedures. Ensure that Risk Assessments and the use of operational procedures are understood, actioned, and observed by all maintenance staff.
· Through the use of Risk Assessments and Maintenance records ensure that all maintenance and minor works comply fully with statutory and other regulations.
· Be fully conversant with all Trust policies and procedures including:- Fire Safety, Infection Control, Health & Safety at Work Act, COSHH Regulations and Manual Handling guidance and safe systems of work.
· Identify and prioritise own work load and that of others when appropriate and actively participate in the operation of the performance management information system, including the completion of all paper work required by the scheme in a timely manner.
· Carry out planned preventative maintenance audits and inspections in accordance with Trust procedures and schedules.
· Ensure the security of all plant, equipment and buildings under the jurisdiction of the Maintenance Department. Make sure that any work areas are secure when working. Ensure that plant rooms are locked at all times.
· Ensure that adequate cover is maintained during periods of annual leave and other staff absences.
· Assist with, and support the Trusts Engineering Officers in project work, new equipment testing and commissioning, specifications, surveys, costing and other similar duties. Undertake inspections for pre-installations and investigate services which may be required for new equipment and carry out minor installation improvement works.
· Keep plans, electronic and hard copy records, spread sheet statistical data and ensure such records etc. are correct, updated and revised as necessary.
· Assists and supports the maintenance manager and provides cover for this post as required.
· Reports all incidents using the DATIX system involving incidents, accidents and near misses related to own area of responsibility.
· Required to drive appropriate Trust vehicles for transporting personnel or equipment.
